What will it cost me?
Noble House Realty Advisors is not a one size fits all provider. Each investor or investor group has a unique portfolio as well as varying levels of experience, staff, and investment objectives that will impact the Management Agreement. NHRA is attuned to the market and offers has competitive rates, with the confidence we are providing superior service!
How do I know what’s going on in my portfolio?
NHRA uses a technology platform that allows you real-time access to account balances, tenant information, lease information, maintenance request and tasks. We also continuously communicate with you to ensure your stated investment objectives are aligned with your portfolio and market conditions.
How long is the Contract with Noble House Realty Advisors ?
We stand behind our professionalism and dedication to Service Excellence, so Management Agreement can be canceled at anytime with a 30 day notice. We will continue to provide you with our highest level of service during your transition. For large portfolios we request an initial 90 day minimum to ensure proper transition of documents and records from previous provider and familiarity with our systems. .
Do you offer a leasing guarantee ?
We guarantee that we can locate, screen, and present you with a quality tenant for your approval within 30 days, or the first two months of management fees are free! If you agree to the conditions of our guarantee, we can help reduce lost revenue from vacancy. Conditions for our 30 Day Rental Guarantee: we have final control of the listing price during the 30-day period, and property must be vacant, clean, and move-in ready, and you must allow approved pets (maximum of 2).
Do you offer a tenant guarantee ?
We guarantee that a tenant fulfills their payment obligations for at least 5 months or we will re-tenant for free.
Do you have to use Noble House Realty Advisors for Maintenance and Repairs ?
Absolutely NOT – feel free to bring your own crew.
What is the lease term ?
We recommend offering 12 month leases for maximum exposure, but will adjust based on market conditions and owner’s direction.
I’m new to this – who mows the lawn, how are utilities and insurance handled, who manages the HOA, etc…
