After our initial property inspection of your portfolio NHRA will develop and implement at owner’s discretion a preventative maintenance program to reduce unexpected break-downs and increase life of major household systems. Deferred maintenance may provide marginally higher cash flow in the short-term, but can be a handcuff in an exit strategy.  Following our Management Philosophy, we will provide candid feedback on an approach that allows you to meet your portfolio objectives.  

  • Coordinate maintenance and improvements to property 
    • NOTE:  We do not have an in-house contractor that marks up prices!!!!
    • We competitively bid out any maintenance  request or can facilitate you providing your own maintenance through our online portal
  • Maintenance and Repairs are logged on the online Portal.
    Repairs are attended to promptly. We engage reliable qualified tradespeople to attend to all types of repairs/maintenance. All repair jobs are followed up on and checked before being approved for payment. 
    We have a flexible system of maintenance to cover the requirements of owners who instruct us to attend to all maintenance matters on their behalf as well as for those who prefer to attend to these matters themselves. If requested we are happy to use specific tradespeople nominated by you.
  • We supervise routine maintenance and restoration work necessary to get the new vacancy cleaned up and ready to be re-rented.  
  • Routine Inspections of the exterior of the property and periodic interior inspections as allowed for within the lease
    • Checks for adherence to Pet Allowance (non-allowance)
    • Safety and other Compliance Checks
    • Customized services, such as Air Filter Changes can be provided
  • Oversee final inspections and end of tenancy matters
    • When the tenant advises us of their intention to vacate the property, we will set a date to conduct a final inspection and provide the tenant with a ‘Final Inspection Check List’. Following this, we will inform you of the tenant’s intention to vacate and oversee that the property is cleared of all personal effects, and all cleaning (including the carpets, mattresses, soft furnishings) have been completed. A final Move-Out Condition Report will be provided
