Through our online Owner Portal a full accounting will be provided including depositing of receipts from rental and deposit income, payment of operational expenses such as repair and maintenance invoices, utilities, management and leasing fees, and monthly disbursements to the owner.  The system allows for customized reports based on your individual reporting needs.  At the end of each year you will receive a year end summary statement and relevant IRS form to aid you in preparing your tax return.

  • Collections:  We will follow up on collections of late rent payments and issue a five-day notice of eviction.  Additionally, we will handle the administration of court actions and evictions should it become necessary.  There will be court costs and attorney fees which would be an owner expense.
  • Take appropriate legal action on delinquent rents, and any damages
  • Assess and supervise any required repairs if directed to by owner
  • We HIGHLY recommend a requirement in the lease for Renter’s Insurance, and can offer through our online Resident Portal
  • Render any final accounting required
  • Homeowners Association:  If your property is within a HOA governed subdivision we will assist you by informing tenants of rules and follow up on problems.  
    • Our rental contract requires the tenant to follow HOA rules and holds them responsible for fines resulting from failure to do so.
  • We will, if so directed, make payments relating to the property.
